Maharashtra holds the first place in terms of registration of projects and the complaints to dispose of. Still, there is something that does not end. The senior official of the Maharashtra Real Estate Regulatory Authority (Maha RERA) clearly states that they cannot punish the developers solely as they are already fighting with the situation. Most of the people in Maharashtra refers to MAHA RERA as a consumer forum. But the authority emphasis the registration and disposition of the complaints but also on the establishment and flourishing of the industry of real estate. Many sources in the industries explained that it is known mainly to obtain that where and with which developers are defaulters. Many plans of the projects are not actively approved by the developers, the agreements and the plans show extra rooms and floors dipped in, clauses of agreements are not made according to the guidelines of the law and many other reasons are there. Even the details of the construction of the projects are not being updated with the proper numbers of units allotted for parking sale and the information about the litigation. According to the RERA, the developers should upload the litigation details immediately after improvising it. Many buyers raised the complaints against the developers that they have many incomplete works to do but still they are showing off the completion certificates. That Chairman of Aranock Property Consultant explained that the buyers should not fully rely on the information given on particular reasons for any state/Union Territories on the RERA website. They should study the property plan, completion status, pending status and must be careful before purchasing any project mentioned on the RERA website. He also said that the list of projects and defaulters were made separately by UP-RERA. MAHA RERA got several complains against the delay of the project, though the builders decided to renew their deadline before the enactment of law. The developers are considered to have a range of delays as the dates of completion are not practical enough. Now the website shows all the current and proper information in detail about the project and all the added information to help the consumer in fair decision making explained by the branch director of Paramvir Singh Paul, Knight Frank. A developer of real estate explained briefly that the industry and the authorities should study the morale of the RERA act thoroughly since when it is implemented. The main job of RERA is to save the buyer’s interest and also aware of the developers about their work. There should be no unpredictability of disclosures about the act of RERA which will help the consumers to gain confidence and enhance the industry to approach with goodness in work on track.
